Little Orchard has four bedrooms (a large double and single bed downstairs and two double beds upstairs), a dining room and kitchen (making one larger room), a lounge, sun-porch, utility room (with washing machine), downstairs bathroom (with shower) and upstairs toilet.  It also has a garage that stores garden furniture, barbeque and is perfect for safe bike storage. The cottage is heated by modern oil central heating (included in price). Electricity use is also included. No smoking inside the cottage.

There is free use of wifi and a telephone which operates in conjunction with an honesty box.

The Lounge

The lounge comfortably sits six people. It has a large sofa, a futon, armchair and coffee table. There is also a bookcase and small selection of books and a wood/coal burning fire. An initial supply of logs is provided.

There is also a TV, DVD/MP3 player and radio/CD player (a small selection of DVDs and CDs are procvided). The floor is wooden with rugs. The small bay window affords beautiful views across a field to Tulloch Hill.

Sun Porch

This room is south-facing and affords beautiful views toward Tulloch Hill. A place to relax!

Downstairs Bedrooms

The double bedroom is very spacious. It has wooden cladding right around the room and a non-functioning fireplace. The floor is wooden with rugs. There is a large chest of drawers and wardrobe. The window is east facing and is lovely when the sun rises in the morning. All bed linen is included in the price.

The other downstairs bedroom has a single pine bed and is located to the rear of the cottage.

Upstairs Bedrooms

  The double bedroom is spacious and very light. It has two Velux windows that can be swung open for a view south to the summit of Ben Vrackie, near Pitlochry. The floor is carpeted.

The other double bedroom again is carpeted and is light and warm. It has one Velux window. It is a smaller room.

The Kitchen/Dining Room

The kitchen is partly hidden by a chimney breast, but is otherwise open-plan with the dining room. It has all modern appliances (fridge (with ice freezer compartment), electric oven, hob and microwave oven). It also has a window overlooking the garden.

Bathroom

This is a spacious room with toilet, wash basin, bath with shower over. There is also a toilet upstairs. Please note there is an extra charge if you require towels (£3 per person).

The Utility Room

The utility room is where to hang coats and leave muddy boots. It has a washing machine/dryer and cupboard for the vacuum cleaner.

The Garden

The garden is completely enclosed by a fences and hedges. There are two lawned areas and flower beds. There is a patio and a small barbeque and garden furniture can be used (they are stored in the garage). There is also a lawned area to the front of the cottage with a number of small fruit trees (apple, plum and pear - please feel free to help yourself!)There is ample parking space outside for at least three cars.
